This is my first time to share a post by Seattle real estate agent Conor MacEvilly but it won't be the last. Valuable information here needed by sellers and written in an enjoyable, easy read packed with good information.

He had me at beware of useless online home evaluation magic buttons which is so true and he tells you why. Working with a real professional is your best bet. Hey, don't take my word for it. Conor explains in detail what you need to know and why. Research and educate yourself before pricing your home for sale. ~Sheila Hensley

Your Home is Worth EXACTLY What Someone Is Willing To Pay For It. That's it!

"How much is my home worth?"

Every homeowner ponders that question a few times a year as the market shifts in one direction or another.... so off they go and plug their address into an online automated home evaluation website. Or they rely on other equally unreliable estimates.

The real answer as to how much your home is worth can only be determined by actually listing it for sale, everything else is just a guesstimate of varying degrees of accuracy or entertainment value. Learn about the pros and cons of each "off-market" home evaluation method and keep a pinch of salt handy.
